Our role is to help buyers better understand the product, the order process, available configurations, shipping expectations, and common site-readiness questions before moving forward.

Unless specifically included in a written quote, pricing does not include local permits, inspections, site preparation, grading, foundation, pad, piers, blocks, anchoring, stairs, decks, utility hookups, septic, sewer, water, well work, final electrical connection, crane, forklift, telehandler, local contractor labor, insurance, financing, or required local modifications after delivery.

Expandable container homes are not automatically approved for every property or every use. Buyers are responsible for confirming whether the selected home can be legally and practically used on their property.

6. No Legal, Engineering, Construction, Insurance, Lending, or Permitting Advice
Eureka Tiny Homes is not a law firm, engineering firm, architecture firm, licensed contractor, building department, lender, insurance agency, customs broker, freight carrier, or local permitting authority.
Information provided by Eureka Tiny Homes should not be treated as legal, engineering, architectural, construction, financial, insurance, customs, tax, or permitting advice.
Buyers should consult appropriate local professionals, agencies, or advisors as needed, including building departments, zoning offices, licensed contractors, electricians, plumbers, engineers, insurance agents, lenders, customs brokers, freight forwarders, and legal professionals.
7. Site Preparation, Delivery, and Installation
The home itself is only one part of the overall project. Buyers are responsible for preparing the site and arranging any local work needed before, during, and after delivery.
This may include, but is not limited to:
Confirming delivery access
Preparing a level and stable placement area
Arranging foundation, pad, piers, blocks, or anchoring
Managing drainage
Arranging unloading equipment
Coordinating local contractors
Connecting utilities
Handling inspections
Addressing any required local modifications
Ensuring the home is properly placed, supported, anchored, connected, maintained, and used
Delivery access, road conditions, weather, site slope, overhead obstructions, soft ground, gates, trees, utilities, and unloading equipment may affect whether delivery and placement are possible or practical.
8. Shipping, Production, and Timeline Disclaimer
Production, shipping, customs, port handling, inland delivery, and final delivery timelines are estimates only unless specifically stated otherwise in a written agreement.
Timelines may be affected by factory schedule, configuration complexity, material availability, shipping availability, port congestion, customs review, weather, trucking availability, holidays, destination, delivery access, buyer delays, payment timing, or other factors outside the control of Eureka Tiny Homes.
Eureka Tiny Homes does not guarantee a specific production, shipping, customs, or delivery date unless that guarantee is expressly included in a signed written agreement.
9. Payment and Order Terms
Any purchase, deposit, payment schedule, refund policy, milestone release, final payment, production approval, shipping approval, or related transaction term must be stated in the applicable written quote, invoice, purchase agreement, escrow agreement, or other signed transaction document.
Website content does not create a binding purchase agreement.
Because expandable container homes may be custom-configured and manufactured to order, deposits, project coordination fees, and other payments may be nonrefundable once work has begun, depending on the written terms agreed to by the buyer.
Buyers should carefully review all written transaction documents before making any payment.
10. Project Coordination Fees
Eureka Tiny Homes may charge a separate buyer guidance, quote setup, or project coordination fee for services such as buyer readiness review, product guidance, configuration support, manufacturer communication, quote coordination, documentation review, milestone communication, shipping expectation support, and buyer follow-up.
Any applicable Eureka Tiny Homes fee will be disclosed before paid work begins. Such fees may be separate from manufacturer pricing, product cost, shipping, customs, delivery, local site work, permits, inspections, contractor labor, or other project costs.
11. Third-Party Manufacturers, Suppliers, and Services
Products, components, shipping, customs services, delivery, unloading, installation, utility connections, and local project work may involve third-party manufacturers, suppliers, freight providers, customs brokers, contractors, or service providers.
Eureka Tiny Homes is not responsible for the acts, omissions, delays, errors, pricing changes, policies, approvals, or decisions of third parties unless specifically stated in a signed written agreement.
Manufacturer warranties, component warranties, shipping terms, and other third-party terms may apply separately and should be reviewed by the buyer.
12. No Guarantee of Results
Eureka Tiny Homes works to provide clear information and practical guidance, but we do not guarantee that any buyer’s project will be approved, permitted, financed, insured, delivered, installed, connected, or completed.
Every project depends on the buyer’s property, intended use, local rules, site conditions, budget, contractors, utility access, delivery access, selected configuration, and other factors.
13. Website Use
You agree not to misuse this website, attempt unauthorized access, submit false information, interfere with website functionality, copy website content for competing commercial purposes, or use this website in a way that violates applicable laws.
Website content, including text, layout, images, graphics, and branding, may not be copied, reproduced, or reused without permission, except where content belongs to a third-party manufacturer or supplier and is used with permission or under applicable rights.
14. Limitation of Liability
To the fullest extent allowed by law, Eureka Tiny Homes is not liable for indirect, incidental, consequential, special, punitive, or similar damages arising from use of this website, reliance on website information, project delays, local approval issues, site conditions, third-party actions, shipping delays, manufacturer changes, or buyer decisions.
